“Green certification” of retail property in the Ukraine

BREEAM environmental certification for Ukraine's largest shopping centre.


At the recent City Evolution real estate exhibitio held Kiev, Anna Koriagina who is Director of the Rose Park shopping mall (one of the largest to be built in the Ukraine) delivered a speech entitled, "Cooperation between leasors and leasees in certifying property".

Discussing the topic of BREEAM environmental certification, Ms. Koriagina shared her experiences of working on "green" lease agreement in the Ukraine and the Rose Park development in particular.

 The Rose Park mall has been designed to conform with the most rigorous environmental standards in a bid to minimise its environmental impact. To comply with the requirements of environmental certification, developer Immochan Ukraine (a member of Ukraine's Auchan Group), has been offering  "green" leasing advice to potential tenants and emphasising the importance of waste recycling,  green procurement and  energy efficient electrical fittings.

The concept of "green" leasing is new to the Ukraine.  "For both leasors and leasees green lease agreement result in both financial and social benefits and improve a company's image by showing it has made a commitment to environmental stewardship", said Anna Koriagina. "The majority of our tenants are supporting what we are trying to achieve and many are making operational changes".

Retail tenants including MANGO, Intertop and Ecco have recently signed "green" leases and installed energy-efficient lighting in their stores.
